Evaluating Affordability Before Relocating

Finding a lake town that fits your budget requires looking beyond just the price of a house. You must evaluate the total cost of living, local taxes, and how far your retirement income will stretch in a new state or county.

First, examine the state’s tax stance on retirement income. Does the state tax Social Security benefits? Do they offer exemptions for pension income or withdrawals from your 401(k) and IRA? States like Tennessee and Florida do not have a state income tax, which can instantly increase your monthly cash flow. You also need to look at property taxes, as waterfront homes generally have higher assessed values. According to AARP, evaluating a community’s overall livability, including housing affordability and accessible transportation, is essential to ensure a neighborhood can support your needs on a fixed income.

Next, consider everyday expenses. A town might have cheap housing, but if it is extremely remote, you might pay a premium for groceries, gasoline, and internet services. Before committing to a move, review your expected retirement income carefully. According to the Social Security Administration (SSA), you can use their online tools to verify your benefit amount and see exactly how much guaranteed income you will have each month. Use this figure to build a sample budget based on the cost of living in your target lake town.
