Hidden Costs of Waterfront Property

While the purchase price of a home in these towns might be affordable, waterfront living comes with unique expenses. Failing to plan for these hidden costs can quickly derail a fixed-income budget.

First, consider insurance. If your home is close to the water, your standard homeowner’s policy will not cover flood damage. You will likely need to purchase a separate flood insurance policy. Furthermore, waterfront properties often face harsher weather elements, leading to increased wear and tear on your roof, siding, and deck.

You also need to account for water-specific maintenance. If your property includes a dock, seawall, or boat lift, you are responsible for maintaining them. Water levels fluctuate, and winter ice or summer storms can cause damage that requires expensive repairs. Always have a professional inspect the dock and seawall before purchasing a home.
