Common Mistakes When Buying Lake Real Estate

Buying a lake home is an emotional experience. It is easy to fall in love with a stunning view and overlook practical flaws. One of the biggest mistakes retirees make is buying a home without understanding the lake’s specific rules and water cycles.

Some lakes are managed by power companies or government agencies that drastically lower the water levels during the winter. A beautiful lakefront home in July might look out over a muddy field in December. Always ask locals or your real estate agent about seasonal water level changes. Additionally, research the lake’s usage rules. Some lakes restrict motorboats, while others allow noisy speedboats and jet skis all day long. Make sure the lake’s culture matches the quiet retirement you envision.

Another major mistake is ignoring how a move impacts your healthcare coverage. If you are enrolled in a Medicare Advantage plan—a private health insurance plan that provides Medicare benefits—moving to a new zip code usually means you have to switch plans. According to Medicare.gov, moving out of your plan’s service area triggers a Special Enrollment Period, giving you a set window to enroll in a new plan without penalty. Always check the local network of doctors in your new lake town before making a final commitment.
